Mastering the Final Walkthrough

As you gear up for the closing day, it's time to ensure everything is in shipshape. The final walkthrough, typically done within a couple of days before closing, is your chance to ensure the home is just as agreed upon. Unlike a home inspection, this walkthrough is your opportunity to:


  • Confirm the home hasn't suffered any damage during the moving process.
  • Verify that all items agreed upon in the contract are in place.
  • Ensure the seller has removed all personal belongings.


If you spot any issues or have questions during the walkthrough, don't hesitate to bring them to your Realtor's® attention right away.

What should you bring along?


Consider bringing:


Your home purchase agreement: This document outlines the terms agreed upon with the seller, including necessary repairs before closing.

A pen and paper: Handy for jotting down notes on any areas needing attention.

A camera or smartphone: Perfect for documenting areas that require further consideration.

 

Should you encounter concerns, you can discuss delaying the closing or arrange with the seller to address the issues post-closing. This final walkthrough ensures you step into your new home with confidence and peace of mind.

Got a free afternoon? Let’s get an easy hike in, and it's only a few minutes from Bonners Ferry! Snow Creek Falls is only a mile and a half round trip with 200 ft elevation gain and two of the prettiest waterfalls in the county. The trailhead is just a few miles south of the Kootenai Wildlife Refuge and it's an easy drive into the mountains. The trail splits halfway down and you can explore both the lower and upper falls. The best times to visit this trail are April through October. Dogs are welcome, but must be on a leash. If you have visitors in town, it’s one of the best little North Idaho hikes to show off to them.
