Buyer Step 20 - Sealing the Deal: Your Ultimate Guide to Closing on Your New Home
Step 20
Closing Time!
Congratulations! You've reached the ultimate step in making this house your own. Let's dive into the details of the home-buying process as we get ready to close the transaction. Our initial meeting will be at the Escrow Company, where we'll go through the final closing papers. Here's what you need to bring:
- Valid Photo Identification for All Parties: Make sure to bring at least one form of valid photo identification for all borrowers. This can include a current US driver's license, non-driver ID, or a current US passport.
- Cashier's Check or Wire Transfer: Be prepared with a cashier's check or arrange for a wire transfer of any required funds for closing. This payment goes directly to the Escrow Company.
- Your Spouse: Even if your spouse isn't a titled owner, there might be paperwork they need to sign. It's essential to have them present.
Who Will Be Present at Closing?
Besides you, some key parties might be present at the closing:
Closing Agent: This professional works for your title company or lender.
Title Company Representative: Ensures all aspects related to the title are in order.
Loan Officer: The person who facilitated your mortgage.
You'll have several documents to sign, such as the property deed, escrow instructions, loan agreements, and closing disclosure. After you've signed everything and the escrow officer has gathered all the necessary documents and closing funds, they'll reach out to the lender. The lender then releases the loan proceeds and gives the green light for the recording.
The recording is the exciting final step, where the Deed is officially filed at the courthouse, making the house officially yours! As soon as we hear that the recording is done, you'll be handed the keys to your new home. Congratulations you are now officially a Homeowner!
