Buyer Step 18 - Preparing for Your Closing Appointment with Confidence
Step 18
Time to schedule a meeting with the escrow company
Now that the "clear to close" stage is complete, it's time to set the stage for your closing day. We'll reach out to you to schedule a convenient time to meet at the escrow company, where the final loan documents will be signed, and the keys to your new home will officially be handed over.
To ensure a smooth closing experience, it's crucial to coordinate with your lender and, if applicable, your attorney to confirm the closing date. Most closings occur on business days between 9:00 am and 4:00 pm and typically last around 90 minutes, so plan accordingly.
Before the closing, we'll furnish you with a settlement statement, detailing all fees outlined in the closing disclosure. This document will specify the exact amount you need to bring to the closing table. Be prepared to deposit this amount into the escrow company's account via a cashier's check or wire transfer.
Guarding Against Real Estate Wire Transfer Fraud
Amid the excitement, it's essential to stay vigilant against potential scams, particularly real estate wire transfer fraud. Scammers often exploit the closing process to deceive unsuspecting homebuyers. Here's how you can protect yourself:
Understand the Closing Process: Familiarize yourself with every step of the closing process to recognize any irregularities.
Collect Contact Information: Keep a record of contact details for all parties involved in the closing.
Verify Instructions: If you receive last-minute instructions or changes, call or visit your escrow officer to confirm account numbers and names.
Secure Communication: Avoid sending financial information via email, as it's not a secure channel.
Double-Check Wire Instructions: Always verify wire instructions directly with the escrow company before initiating any transfers.
By staying informed and following these precautions, you can help protect yourself from falling victim to fraudulent activities during this critical phase of your homebuying journey.
