WINTER 2025: Real Estate Update in North Idaho

December 31, 2024

Happy Winter!

The snow is falling, the air is chilly and we are preparing for another slower season in North Idaho. Even though the winter market is not as busy as during the summer, we are still seeing quite a bit of activity with both buyers and sellers and are expecting a busy spring!

Winter in Idaho is a beautiful time of year. A time to slow down, both in life and on the highway. A time to enjoy winter activities including on the slopes at Schweitzer Mountain or snowshoeing the backwoods, and small community events in Bonners Ferry! And a time to enjoy the holidays with family and friends.

As another year serving Boundary County comes to a close, we want to take a moment to thank all of our clients, business partners, family and friends who have supported and worked with us this year. We wouldn’t exist without you and we are so grateful for all of you.

COLD MARKET? The Real Estate Market during Winter

Winter might bring cooler temperatures, but the real estate market in Boundary County doesn’t freeze. While inventory is often more limited and some people prefer to wait until spring to move, opportunities abound for both buyers and sellers. So what does the market look like when the slow cold months are here to stay?

For Buyers:

  • Less Competition: Fewer buyers mean less competition, giving you an edge in negotiations.
  • Motivated Sellers: Some properties may have been on the market for a while, with sellers more open to price adjustments.
  • Exploring Idaho: Winter is a great time to visit the area and see if the climate suits you.
  • Challenges: Remote properties may be harder to access, and unpredictable weather could disrupt travel plans. Additionally, projects like septic installations or dirt work may need to wait until spring.

For Sellers:

  • Increased Visibility: New listings often stand out in winter.
  • Serious Buyers: While there may be fewer buyers, those searching during winter are typically more motivated.
  • Winter Prep: Ensure easy access to your property with clear roads and walkways. Snow can pose challenges when staging and packing, but we’re here to guide you through it all.

At Century 21 Four Seasons, we're here to guide you every step of the way. If you're thinking about making a move, now is the time to act. Let's get you to your new home in 2025!
