Should I decorate my home for Christmas if I'm listing during December?

If your home is on the market this holiday season, you may be wondering if you should skip decorating to keep your space show-ready.


Our answer? No, you don’t have to skip the festive cheer!


Until your home closes, it’s still your space, and you should feel free to decorate if you’d like. But, when staging your home for potential buyers, a little strategy goes a long way.


Here's our advice to help you strike the perfect balance between festive and market-ready:


1. Keep It Classic and Neutral

While holiday decorations can add charm, too much clutter can overwhelm buyers and detract from your home’s best features. Avoid oversized Christmas trees, elaborate light displays, or themed linens. Instead, opt for a minimal, classic look: a simple tree, neutral garlands, or a tasteful wreath. Keeping it simple ensures buyers notice your home and what it has to offer, not just your decorations. Less is more while your house is on the market, especially when we get professional photos done.


2. Depersonalize

Just like any other time of the year, depersonalization is key. Remove family photos, valuables, and personal items that could distract buyers or compromise privacy. Holiday-specific items like personalized stockings or family Christmas cards should also be tucked away during showings to protect privacy.


3. Highlight Cozy Features

The holidays are the perfect opportunity to make your home feel warm and inviting. Build a fire in the fireplace, turn on the tree lights, and display cozy blankets on the couch. Light a mild seasonal candle for a warm atmosphere. On the exterior, soft string lights and a simple wreath can create a welcoming first impression. The goal is to help buyers imagine their holiday traditions unfolding in your home.


The holidays can be a magical time, and with the right balance, your home can shine even brighter for potential buyers. Keep in mind that the goal is to help them envision their own memories in the space.
