SUMMER has arrived! As a buyer, what do I need to do to navigate the busiest season for real estate?

Summer has arrived in North Idaho, bringing with it a flurry of activity. Schools are closed, work is hectic, and tourists are passing through, all while everyone enjoys exploring the Idaho wilderness.
For visitors from out of town, summer is a stunning yet bustling time to visit. Early summer is characterized by lush greenery, occasional thunderstorms, while late summer tends to be hot and dry, often accompanied by smoke from nearby wildfires.
During this time of year, almost every industry is in high gear. Home builders strive to complete their projects before the colder months. Well drillers, electricians, septic installers, and other tradespeople are flooded with work and may have waiting lists. RV parks, hotels, motels, and campgrounds are brimming with tourists, making it more challenging to find temporary lodging. And as realtors, we are constantly showing properties to potential buyers, and working with offers and new transactions.
So, what should you prepare for?
FINDING YOUR DREAM HOME: Make sure all your ducks are in a row. Properties tend to move quickly during the summer. While there are more options available for sale, there is also more competition among buyers. Consult with your lender, realtor, and other professionals to ensure you have everything ready to act swiftly when you find your perfect home. BUILDING YOUR NEW HOME: If you have a vacant property on which you plan to build this year, it's best to start early. Discuss with your builder the possibility of scheduling utility installations, excavation, and other necessary work ahead of the busy season. Once the ground thaws, excavation can commence. Completing as much work as possible before the rush and moving in before the snowfall would be the best-case scenario, although it may not always be feasible.
MOVING INTO YOUR NEW HOME: Due to the influx of tourists and other visitors, many RV parks, motels, and rentals are booked solid during this time of year. Again, the early bird catches the worm. Don't wait until the last minute to make reservations or secure a rental. Explore Facebook groups and other resources to find temporary accommodations while you settle into your new home. If you require a storage unit, ensure you check availability in advance.
