FALL UPDATE 2023: Sellers Edition
Fall has arrived and as the weather cools so does the market. What do I need to know as a seller?

Fall is always beautiful in North Idaho, no matter how short-lived it is. Winter comes quick up here in the tip of the Idaho Panhandle and so when you have your home on the market or are thinking about listing during the autumn its important to keep some things in mind.
- Seasonal Changes: After busyness of the summer months, fall time tends to slow down. There is less buyer activity and out of state visitors. School is back in and most people are preparing for the long winter. That doesn't mean the real estate market stops, it just means that we might not get as much interest in your listing as we would earlier in the year. However, the buyers that are looking are usually starting to worry about finding a home before the winter and so will be more motivated.
- Fall Colors: This time of year with the beautiful brown fields, golden larch trees and maybe a sprinkling of snow on the mountain peaks means that its a gorgeous time to market your home. With our professional photographer capturing the fall colors surrounding your home, your property will most definitely be appealing to buyers. Make sure to clean up your yard and clear away dead leaves and debris.
- Pricing: If you've had your home on the market over the summer and still haven't gotten into contract, you should consult with your agent to talk about improving your price. If you want to sell before the winter it's important you're priced competitively with the other comparable listings in the area. A higher price than the competition during a cooler market won't help you sell faster.
