FALL UPDATE 2023: Buyers Edition

Fall has arrived and as the weather cools so does the market. What do I need to know as a buyer?

Fall is a beautiful time of year to explore North Idaho. The colors of the forest have turned golden, the days grow short, and the weather has cooled. The real estate market almost always slows down this time of year and there are less listings on the market. That doesn't mean that you won't find a property that will work for you. Sellers that are truly motivated and still haven't sold their property yet will probably be lowering their prices and be more willing to negotiate.


  1. Weather Changes The weather in North Idaho during the fall can be pretty unpredictable, ranging from warm sunshine to rain, snow, smoke and all of the above. But the autumn months are a great time to view properties. As the leaves fall, you can see potential views through the trees, and also see how dry creeks get after the summer.
  2. Less Competition There are usually less buyers looking as winter gets closer. That means there is less people to compete with for your dream property. We'll might be able to negotiate terms with the seller and get a better deal for your new home.
  3. Settle in before winter If you're planning to move this year to North Idaho, its best to move before the snow flies. Once winter is here to stay it will be much more difficult to navigate winter roads, finding storage facilities and temporary lodging. Also its better to clean up your new home and make it your own before everything is covered in snow.

Got a free afternoon? Let’s get an easy hike in, and it's only a few minutes from Bonners Ferry! Snow Creek Falls is only a mile and a half round trip with 200 ft elevation gain and two of the prettiest waterfalls in the county. The trailhead is just a few miles south of the Kootenai Wildlife Refuge and it's an easy drive into the mountains. The trail splits halfway down and you can explore both the lower and upper falls. The best times to visit this trail are April through October. Dogs are welcome, but must be on a leash. If you have visitors in town, it’s one of the best little North Idaho hikes to show off to them.
