As of August 17, 2024, a settlement by the National Association of Realtors (NAR) has introduced significant changes in how buyer agent compensation is handled. The MLS (Multiple Listing Service) will no longer publicly display compensation offers for buyer agents. But what does this mean for you as a buyer?

Despite these changes, the role of a buyer's agent remains essential. Here’s why:
Expert Representation: A buyer’s agent acts as your advocate, ensuring that your interests are prioritized throughout the transaction. From finding the perfect property to negotiating favorable terms, our team at Century 21 Four Seasons Realty is committed to guiding you every step of the way.
Transparency in Compensation: Although compensation details are no longer shown publicly on the MLS, we believe in complete transparency. We will thoroughly discuss how your agent is compensated, ensuring you have a clear understanding of all terms and arrangements.
How Buyer Agents Get Paid:
Seller-Paid Commission: Often, the seller may still offer to pay the buyer’s agent’s commission as part of the transaction. This is a common practice that can simplify your home purchase.
Buyer-Paid Commission: If a seller does not offer compensation to the buyer’s agent, you, as the buyer, can choose to pay your agent directly. This payment can be made out-of-pocket or included in your mortgage financing. We’ll work with you to determine the best option for your situation.
Negotiation Flexibility: If the seller doesn’t initially offer compensation, we can negotiate to have them cover these costs as part of the purchase agreement. Our priority is to ensure that you are well-represented and that we secure the most advantageous terms for you.
Real estate brokerage commissions are not set by law and are fully negotiable.
