What to know about Manufactured Homes:

Manufactured homes are homes that are built in a factory then transported to the homesite. They can be either attached to the ground and become 'real property' or remain detached so that they can be moved again. Detached manufactured homes tend to have lower property taxes but lower value in the long run.


There are many manufactured homes located in parks or large acreage up here in North Idaho. Some homes have been meticulously cared for, while others may have hidden issues, just like any regular home. 


Some things to check are:


• Whether the home is real property or not


• If the manufactured home has been moved more than once


• Review local zoning and building codes regarding manufactured homes and additions

Got a free afternoon? Let’s get an easy hike in, and it's only a few minutes from Bonners Ferry! Snow Creek Falls is only a mile and a half round trip with 200 ft elevation gain and two of the prettiest waterfalls in the county. The trailhead is just a few miles south of the Kootenai Wildlife Refuge and it's an easy drive into the mountains. The trail splits halfway down and you can explore both the lower and upper falls. The best times to visit this trail are April through October. Dogs are welcome, but must be on a leash. If you have visitors in town, it’s one of the best little North Idaho hikes to show off to them.
