There’s something about fall in North Idaho that always feels like a reset. The mornings are crisp, the air carries that hint of wood smoke, and life slows just enough to catch our breath. This year, the real estate market seems to be doing the same.
After a sluggish spring and summer, things are beginning to move again. Buyers who had been waiting are re-engaging, and sellers are making adjustments that are creating new opportunities. It’s not dramatic, just quiet momentum.
Mortgage Rates: From Record Lows to a New Normal
If there’s one factor that’s shaped the market over the past few years, it’s mortgage rates. In 2020 and 2021, buyers locked in near 3%, fueling intense demand and soaring prices. By late 2023, rates had climbed past 7%, and the pace slowed.
Now, rates are holding between 6.3% and 6.5%, still high by recent standards but finally easing. That stability helps restore confidence. Buyers are revisiting pre-approvals, and lenders are offering tools like 2-1 buydowns and closing-cost assistance to ease affordability pressures. Even small shifts have made a difference; stability creates confidence, and confidence creates movement.
