A Shift in the Air: Fall 2025 Residential Market Update

October 14, 2025

Navigating the Local Real Estate Market in North Idaho

There’s something about fall in North Idaho that always feels like a reset. The mornings are crisp, the air carries that hint of wood smoke, and life slows just enough to catch our breath. This year, the real estate market seems to be doing the same.

After a sluggish spring and summer, things are beginning to move again. Buyers who had been waiting are re-engaging, and sellers are making adjustments that are creating new opportunities. It’s not dramatic, just quiet momentum.

Mortgage Rates: From Record Lows to a New Normal

If there’s one factor that’s shaped the market over the past few years, it’s mortgage rates. In 2020 and 2021, buyers locked in near 3%, fueling intense demand and soaring prices. By late 2023, rates had climbed past 7%, and the pace slowed.

Now, rates are holding between 6.3% and 6.5%, still high by recent standards but finally easing. That stability helps restore confidence. Buyers are revisiting pre-approvals, and lenders are offering tools like 2-1 buydowns and closing-cost assistance to ease affordability pressures. Even small shifts have made a difference; stability creates confidence, and confidence creates movement.

Boundary County Snapshot

Median Sale Price (2025 YTD): $494,500

Active Listings: 77

Median Days on Market: 54

Price Reductions: ~60% of actives, averaging 7%

Financing Mix: 50% Conventional, 30% Cash, balance FHA/VA/Owner Carry

Homes are selling, but they’re taking longer. Price sensitivity is real, and presentation matters. Sellers who price strategically stand out, and buyers have the time to make more thoughtful decisions.

A Market Finding Its Balance

If spring and summer felt stuck, fall feels different. Showings are up, buyers are back in the conversation, and the market has regained a sense of rhythm.

This is a season for strategy; for well-prepared listings, realistic pricing, and buyers ready to act when opportunity appears. The air has shifted and so has the market.

Fall Adventures: Bonners Ferry Life

Cooler mornings, golden tamaracks, smoky skies, it’s that time of year again!

Bonners Ferry is always breathtaking in the fall. As school starts and life slows down, we’re reminded to soak in the color on the mountains, wrap up the last of the garden harvest, and take a breath before winter. This is also when our community shines brightest, showing up for neighbors, giving back during the holidays, and coming together for things like the Selkirk Association of REALTORS® annual food drive. We’ll be there again this year, sleeves rolled up.

Grateful to have you with us — see you around the community.
