Not All Builders Are Created Equal

Don’t just compare price tags, compare experiences. Talk to past clients, tour a few spec homes, and get a feel for each builder’s style and quality. A little research now can save a lot of stress later. 


What Does That Price Really Include?

Make sure your builder provides a written contract and bid. It should outline the timeline, what's included, and what’s not, so there are no surprises. Change happens during construction, a solid agreement protects both you and the builder.


Ready for All Four Seasons?

Building outside city limits? Make sure your road works year-round. Is it plowed in winter? Passable during mud season? Who maintains it? Is there a road maintenance agreement? Gravel, grading, and access matter more than you think in North Idaho.


Do a Final Walk—Even If It’s Your Build

You’ve been there through every step, so don’t skip the final walkthrough. Check finishes, paint, flooring, appliances, and systems. It’s your chance to catch last-minute details, you deserve to move in with confidence.

Keep everything - blueprints, septic permits, appliance manuals, paint colors, finish samples, warranties... all of it. You’ll need these for future updates, repairs, or resale; especially in custom or rural homes where nothing is one-size-fits-all.
