The median home sold for $485,000 in 2025, according to Selkirk and Coeur d'Alene MLS data. Prices vary widely with acreage, water frontage, access and what is already in place (well, septic, power). How are property taxes in Idaho?

Low by national standards. Idaho assesses at market value each January 1, applies the homeowner's exemption to primary residences, and bills in two halves, due December 20 and June 20. Farm and timber ground is assessed differently and can carry a much lower bill, but those designations do not transfer automatically, so ask before you buy.

Some rural ground sits outside every district, which affects insurance. We can tell you which one covers any property you are considering.
